Pre-purchase questions
- What EPC rating does the property have, and which improvements would lift it?
- Is the heating gas, oil, LPG or electric — and how old is the boiler?
- Are the walls cavity or solid, and is there loft insulation (300mm target)?
- Could it qualify for BUS, ECO4/LA Flex or the Warm Homes Plan later?
- What is the annual energy cost, not just the quoted tariff?
Home retrofit readiness
- Draught-proof and insulate the fabric before changing the heat source.
- Confirm an MCS-certified installer for any heat pump or renewable work.
- Plan ventilation (MVHR or extractor) so insulation does not cause damp.
- Get a whole-house retrofit assessment (PAS 2035) for larger projects.
- Check scheme deadlines — ECO4 closes 31 Dec 2026.
